Ice Factory
Refurbishment of an 1830s former ice factory, power station and garage to become a new mixed-use creative workspace near Victoria Station. The projects adds to the newly completed Eccleston Yards, also designed by Buckley Gray Yeoman.
Key features
Retention of existing building
Around 80% of the 3-storey structure was retained, including the exposed steel frame to the front elevation and part-load-bearing masonry structure with cast iron columns.
Retrofit new additions
The refurbishment adds a new feature saw-cut roof, two additional floors, new cores and exposed steel structure.
Limited site access
The landlocked site was only accessible through a small arch , so steelwork and other structural elements were designed to a size that could be delivered through the entrance arch.
Site constraints
The site is located over the Crossrail 2 exclusion zone and close to Circle/District Line tunnels.
Mixing uses
The refurbished building contains a new retail space and two new restaurants to accompany the five floors of office space.
