A new mass timber office building

The new mass timber 5-storey office building features glulam beams and columns as well as CLT floor slabs.

New glulam timber market hall

The new 20,000ft² multi-bay roof, glulam timber market hall on a prominent corner of the site supports placemaking.

Engineered for re-use

The use of structural timber supports a circular economy, as its fairly straightforward to disassemble and re-use later in life.

Reducing embodied carbon in the foundations

The lightweight timber office structure reduces the number of piles needed in the foundations, with low-carbon GGBS concrete used for the piles.

Public realm and integrated drainage

New public realm space, incorporating trees, rain gardens and permeable paving. A mix of SuDS features serve different parts of the scheme with a consideration to ownership and long term maintenance requirements.
