Key features

Hybrid steel and concrete structure

The lower levels are RC framed, with eight storeys of cold-formed lightweight steel framing built from a transfer slab at level three.

Enabling different column grids

A grid of 800mm-thick RC transfer beams at first floor allows a change to the column grid between the residential and communal levels, negating the need for downstand beams in the upper levels.

Reusing basement slab and retaining walls

The scheme was built within an existing basement footprint, with the existing slab and retaining walls justified and re-used.

Installing new piles beneath existing slab

Holes were cored through the existing slab and 2m-thick RC press beds to install new piles.

Pedestrian-friendly links through the site

A new podium slab over the existing basement provides a pedestrian through-link, which is also designed for fire tender access.
