Refurbishment of a postmodern office building over London’s Liverpool Street Station which retains 94% of the existing structure and reuses steel from other demolition sites.

Cantilevered lateral extensions
The cantilevered lateral extension features an exoskeleton design with perimeter columns and stub members designed for thermal effects.
Retention and extension
94% of the existing structure was retained, with vertical extensions, atria infills and reconfigured lower floors increasing the floor area by 13%.
Reusing pile foundations
Existing shallow and pile foundations were reused (without strengthening) for additional loads, based on ground investigations in Network Rail’s demise.
Going beyond targets
The building will have 50% less embodied carbon than a typical office building of a comparable size, bettering the GLA’s targets.
Complex site above railways
The building’s location over railway platforms and tracks prevents new foundations or structural strengthening at the lowest level.
