One Berkeley Street
Redevelopment and extension, combining two 8-storey reinforced concrete 1970s buildings to create an office block and hotel fronting Piccadilly. 90% of the structure was retained, with only the top level demolished to make way for a set back 2-story extension.

Minimising strengthening to retained structure
The existing superstructure and raft foundation were justified for increased loads with minimal strengthening works.
Extensive research and investigations
Extensive archive searches and intrusive investigations were carried out to understand the capacity and stability of the existing building.
Complex site above London Underground
Ground movement constraints imposed on the development by underlying London Underground service tunnels were satisfied throughout.
Converting service yard into green space
The service yard at ground floor level is being transformed into a green and biodiverse public realm.
Temporary works
HTS carried out temporary works design for global stability, basement walls and the retention of a boundary wall.
