Refurbishment and redevelopment of a Grade II-listed 1860s mill building with load-bearing exposed masonry. The renewed building provides office space and ground floor commercial/café space.

Justification of existing structure

We assessed and justified the existing structure using detailed surveys to allow it to be repurposed for office use following a period of vacancy.

Condition survey of existing building

The condition survey assessed the existing timber, which contained damp, as well as the masonry and concrete and made provisions for repairs.

Working with conservation officer

The team liaised closely with the local council’s conservation officer to ensure repair works were sensitively implemented.

Local structural interventions and modifications

We introduced new openings in load bearing walls as well as some demolition and repairs to address existing structural defects.

Unconventional historical roof trusses

We undertook detailed assessment of unconventional historical roof trusses to justify them for modifications and increased loading.
