Montacute Yards
A new office and retail development on a constrained, awkwardly shaped site in Shoreditch. Adjacent to railway lines and located above archaeological remains, the new development has been sensitively designed to overcome its constraints.

Collaborating with Network Rail
The basement and superstructure strategies were agreed with Network Rail, set at 1.5m from the adjacent viaduct.
Considerable archaeology on a complex site
With the remains of a medieval friary and church on the site, the basement geometry and ground works were designed to minimise disruption and meet Historic England requirements.
Exposed steel exoskeleton detailing
The exposed steel frame exoskeleton which forms the facades is engineered to minimise cold bridging, while the size, geometry and connection detailing of the steelwork were carefully designed with the architect.
Complex below ground infrastructure
A large diameter truck sewer, approximately 5m below ground, crosses the site, so foundations were designed to bridge the sewer with piles either side.
New public realm
New public space designed to facilitate a street market while allowing for servicing and emergency vehicle access.
