Key features

Detailed appraisal of foundation options

Highly challenging ground conditions (up to 5m of organic peat) required detailed appraisals of foundation options, with ground improvements using rigid inclusions.

Superstructure options assessed

Superstructure options were assessed for the three building typologies, with timber and hybrid options assessed for internal office areas to reduce embodied carbon.

Coordination with key site constraints

The site is adjacent to the M60 as well as Network Rail lines, and overhead power lines run through the site, as such, detailed coordination and Section 278 works were carried out.

Levels design

Challenging levels design to minimise amount of waste removed from site, while incorporating SuDS including attenuation and permeable paving.

Geotechnical assessments

Slope stability and initial settlement analyses for the warehouse floors were conducted.
