140-unit residential building with geometric concertina form, located between the Ravensbourne River and railway lines in Lewisham. The 12- and 16-storey residential towers are complemented by commercial and ancillary spaces at ground level.
Key features
New build in concertina shape
Constructed from a reinforced concrete frame, the building includes two towers measuring 12 and 16 storeys along the concertina shape.
Transfer slabs allow cantilever
First floor reinforced concrete transfer slabs allow for a 3.5m cantilever at the site entrance, and for varying column positions at ground and upper ground floors.
Detailed flood modelling
Detailed modelling justified the reduction of flood risk estimates, allowing proposed floor levels to be lowered and lifting a policy objection to the scheme.
Minimised transfer structure
Constrained geometry, variable layouts led to the design of rotating and walking columns throughout to minimise transfer structure requirements.
