Extensive redevelopment of Denys Lasdun’s Grade II listed IBM Building, retaining 80% of the structure and adding 40% additional area to create a modern, adaptable and low-carbon workplace.

Key features

Additional floor and extended floorplates

We added a new storey to the existing building, as well as multiple floorplate extensions to east and south elevations.

Core restructure

We removed and replaced the existing stability cores with new reinforced concrete structure.

Reused foundations

We justified the reuse of the existing pad, raft and piled foundation under the proposed increased loads.

Constrained site

Situated close to the River Thames and the National Theatre.

Drainage coordination

Incorporated blue roofs and permeable paving into the building fabric to omit the use of attenuation tanks. Close coordination with the design team allowed the existing drainage to be reused and limit breaking out of the existing structure.

This Grade II listed building, whilst coming to the end of its first design iteration still offered huge potential to adapt and retain its place in the Southbank landscape and move into its next phase of life.
