A major refurbishment of a post-modern office building on a 1.3-acre site in the City of London, including a terraced 4-storey extension, additional space at basement level and increased ground floor retail space.

Building area increased by 54%
With 49% of the original structure retained, the refurbished building increased the area by 54% through adding floors and re-coring.
Re-use of piles and frame
Only 10% of existing columns needed to be strengthened, and existing piles were reused and proven with up to 40% additional load. All structure including connections was retrospectively justified
Exposed structures
Both the new and existing structures were exposed, with high-quality structural detailing carried out to reflect this.
Total engineering approach
HTS was responsible for existing, demolition, temporary works and proposed works, with the contract split between structural works and main works to maximise the programme.
BIM Level II
The scheme was executed to BIM level II standards, and HTS worked closely with Skanska to develop exemplary construction and sequencing models.
