A new gateway commercial building between Liverpool Street Station and the City of London which retains the existing basement and 5-story frame, taking it up to 23 storeys overall.

Retention of existing structure
The existing basement and 5-storey frame have been retained and refurbished to reduce embodied carbon.
Transferring loads to avoid Underground lines
Raking column and steel truss transfer structures at lower levels help avoid the Underground lines beneath the site.
Reducing embodied carbon
The pile layout was optimised and CLT slabs and re-used steel were incorporated to save the equivalent of 1,900 tonnes of carbon.
Complex site of archaeological interest
Early investigation works and Historic England approval were required, particularly regarding the Grade II-listed Victorian bath house on the site.
