A 1960s office building on an island site, opposite the Westminster Abbey World Heritage Site, which is being substantially retrofitted for a new chapter. The retrofit includes re-coring and an extension to maximise the prime location.

Key features

Re-use of foundations

The project re-uses the existing raft and piled foundations to support the increased massing and enhance sustainability.

Retaining where possible

52% of the existing structure by volume, including the 3-storey substructure, is being retained and reused in the new development.

Justifying retaining walls

The existing retaining walls will be justified during construction to avoid the need for propping during works.

Adding a 10-storey extension

The new structure comprises 10 storeys of office space with set-back terraces, constructed from a post-tensioned RC frame.

Working in a heritage context

Occupying an entire 190m-long island site in Victoria, the scheme is located opposite the Westminster Abbey World Heritage Site.
