1217 - The Arcadia

This scheme involves the demolition of a large number of existing properties to allow the redevelopment of this important site immediately adjacent to Ealing Broadway Station which is due to undergo large scale refurbishment as part of the Crossrail upgrade. The site has a large number of constraints due to it’s town centre location, proximity to the live railway infrastructure and it’s steeply sloping topography.

The proposals create a high quality mixed use scheme with retail units at the lower levels fronting both The Broadway and a newly created pedestrianised shopping lane through the site. A podium level is created above the retail units and provides amenity space for the residents and includes green link bridges. Five residential blocks rise from the podium level over the retail units ranging from five to eighteen storeys. A basement level is created beneath the site. The scheme has been designed in reinforced concrete with flat slabs and columns, the top storeys of all of the residential blocks are framed in steel to express the difference in façade treatments to these levels.

The basement is formed using a contiguous piled retaining wall and is set at differing levels to suit the site topography.
