2441 - One Friary

Bristol

 

An existing concrete framed office building built as part of the Temple Quay development in Bristol. An additional 30,000 sq ft of office accommodation will be added with a vertical and rear extension, and the building is to be re-clad and refurbished to bring it up to modern standards.
Key Features

  • Sensitive site close to Temple Meads station and a number of other historically sensitive buildings. Structure designed to allow the maximum number of storeys to be added while minimising impact on protected views.
  • Addition of two floors to a six-storey building requires the weight of the new structure to be minimised. Extensive investigations undertaken to understand the load bearing capacity of the existing structure.
  • SuDS implemented through the use of blue roofs to greatly improve the storm water run-off rates compared to existing.
  • Existing lift shafts demolished and a new core constructed to the rear of the building to open up the office floorplate and maximise area.
