1064 - Market Place, Oxford Street

With prime Oxford Street frontage, a dated front façade was replaced after it had begun to fall into disrepair. A new stone and fully glazed front and side façade creates a more visually pleasing view from the office floor plates internally.

Infilling of the internal lightwells was also required to return the office floors to maximise their maximum lettable space and two additional storeys were added including a high level plant room to further increase the rental value of the scheme.

Structural works include the forming of new steel structure to create the extension, removal of low downstanding beams and finite element justification of the reduction of the existing slab by circa 25mm.  The introduction of a new liftcore area, removal of structural shear walls and replacement with steel portals meant the rejustifcation of the overall lateral stability of the building in its new form.
