The project involves the refurbishment and redevelopment of 21 Soho Square, a Grade II listed building, and 3-11 Sutton Row, both are a 5 storey office building over a single storey basement. The site is located directly over Tottenham Court Road Crossrail station.
Key Features:
- Construction of a 2 storey lightweight extension formed using steel portalised frames with BauBuche timber laminated veneer infill floor construction replicating the existing troughed slab profile.
- Reconstruction of the mansard to 21 Soho Square to an increased pitch, allowing for a single storey extension and introducing terrace space at level 5 and 6.
- Extension of the lift core to basement level requiring a new RC lift pit to be constructed around existing pad foundations.
- Increasing the opening through the party wall between the two buildings, involving the removal of a primary reinforced concrete columns over the full height and construction of new steel frames.
- Extensive soil structure analysis has been undertaken to demonstrate that the existing foundations could be re-used and the proposed works will result in negligible movements and strains to the tunnels below the site.
