1290 - Lower James Street

10 Lower James Street, an existing Grade II Listed office building in London’s Soho has been refurbished and extended using engineered timber to provide a new high-quality workplace.
Key Features
- An existing concrete encased steel frame inside load bearing masonry perimeter walls, with filler joist slabs.
- New drainage was provided for a change of use to restaurant at ground and basement levels, including soft spots for new circulations.
- The existing stairs were extended up a level in exposed plated steel, hung from structure over.
- The building was extended up a level by demolishing the existing plant floor and installing and new office floor and roof.
- The double cranked roof was constructed in load bearing CLT with an innovative resin dowelled concealed moment connections for a seamless internal finish.
