18 Upper Grosvenor Street is a Grade II Listed, 18th Century Georgian mansion situated within the Mayfair conservation area, in close proximity to Park Lane and Grosvenor Square. It is approximately 12,500sqft in total, extending over six floors. It is of a typical load-bearing masonry and timber studwork construction with original timber floors.
Proposals include an additional subterranean level at the rear of the structure, rear extension and general refurbishment of the existing building. Although a mid-terraced property, its flank walls are independent of the neighbouring terraces; there are two walls at each boundary. As this structure was historically linked to a mews building at the rear of the site, the lower levels of our site extend below the existing neighbouring structure. The engineering challenge for this project is forming the new basement level structure in granular soils within the double walls at the site boundaries, whilst supporting the neighbouring property above.
