A mixed-use, new build 7-storey plus basement development in Victoria providing residential units, offices above and retail on the ground floor level.
Key Features
- The existing basement level has been lowered and the existing brick retaining walls retained and underpinned.
- The ground floor is constructed of RC flat slab spanning between the perimeter retaining walls and internal RC columns.
- The new foundations and basement slab consist of a piled raft foundation utilising bored concrete piles.
- A key challenge of this project was the residential use above office floors. The choice of a long spanning steel frame is suited to the open plan offices floors rather than the cellularised residential floors.
- Thicker concrete floor slabs were introduced, and the residential floors linked to provide sufficient damping against footfall vibration.
