This is a significant rebuilding of a 1970's Richard Seifert designed tower in the heart of the city. A retained tenant at part basement, ground and first floor will remain trading throughout the works whilst the existing RC structure is deconstructed around them and a new 11 storey structure created over. A steel framed transfer structure will create column-free space above and below. The site is further complicated with the presence of Network Rail and London Underground tunnels running below the footprint, and is within the Crossrail notification zone. HTS have achieved “approvals in principle” with all of these key third party interests. In addition to our sequencing and phasing drawings we have also undertaken a detailed buildability review with demolition and main-contractors to get the agreement of the retained tenant to undertake the works.
