The 1920s Grade II listed building within the historical ‘Quadrant Arcade’ has been refurbished to accommodate new retail provision at basement and ground levels. The 8-storey plus basement structure was subject to extensive investigation to understand the existing structure and unlock opportunities to accommodate new lift and stair openings for multiple retail units. The proposed works initially included openings for lift and feature stair provisions and required careful trimming of the existing floor plate to minimise the amount of strengthening to the existing steel and hollowpot floor frame.

Key Features

  • Working closely with the contractor, design and conservation teams to incorporate complex trimming steelwork whilst respecting the character of the existing building.
  • Design of steelwork to support multiple featured staircases for high-end retail provision.
  • Design of new foundations to accommodate a new lift pit including investigations which resulted in the omission of underpinning and foundation strengthening works.
  • Working with the contractor and steel fabricator on site to work through critical logistics, temporary works, sequencing and new to existing interfaces to the historic steel frame.
