Refurbishment and expansion of retail space onto Oxford Street. Removal of ground level stair in close proximity to Oxford Street entrance provides significant additional lettable area in highest value area, with substantial transfer structures supporting the retained stair over. Front bay of first floor slab also removed to create double-height shopfront, and lower ground floor level lowered to allow improved trading from lower level.

In addition design works were undertaken to achieve planning consent for an additional two storeys of office accommodation at roof level and reconstruction of the rear split-level building, with engineering consideration given to the underlying crossrail tunnels.
