0066 - Leonard Street

The site is a vacant brown-field plot between three existing buildings. The new development incorporates office B1 space at basement, ground and first floor with residential units from first to eighth floor. The enabling works included the removal of contaminated ground from the site and the completion of an archaeological watching brief. The proposed structure is a concrete frame with flat slabs, cantilever walls and balcony slabs to the rear.

The frame is supported on piled foundations at basement level. The formation of the basement required underpinning to the adjacent buildings and a new sheet pile wall to the pavement elevation. The long term deflections of the slabs were analysed in detail to achieve a minimal width of movement joint in the brickwork façade.
