This project involved an initial feasibility study of an existing 1930s concrete framed office building near Queens Park to construct two additional storeys of private residential accommodation, equal to over 10000sq ft.  From a desktop study and opening-up investigations into the superstructure and its foundations the existing building could be justified for the increase in loadings without existing column or foundation strengthening.  Critically, this meant that the existing office tenants could continue normal use of the building whilst the works were undertaken over.

The extension was formed as a steel frame with timber joists to minimise the loading increase on the existing foundations.  Each of the existing columns was extended above roof level in the form of reinforced concrete plinths to support a new steelwork transfer deck.  In addition a newfully glazed, exposedsteelwork lift shaft will be formed within the existing atrium space to service the new residential floors.  Construction work began onsite in spring 2015 and the project is due to be completed in 2016.
